General Leasing Questions

Do you allow pets?

We welcome cats and dogs! Permitted animals must weigh no more than 75 pounds and be over a year old. Restricted breeds are not allowed and can be found on our rental guidelines. No more than one animal is permitted per resident. Registration and monthly pet rent fees may apply.

What if I don’t have a roommate?

We offer a roommate matching program if you do not bring your own roommates, or if you do not bring enough roommates to fill your full unit. In order to match you to your new roommate we will use the questionnaire that is part of every application. While we don’t guarantee a perfect match, we do our best to find you the best roommate!

What does having an individual lease mean?

Individual leasing means that you are leasing one room in the floorplan of your choice and will share a common area with roommates. You will only be responsible for your rent each month and won’t be penalized if your roommates don’t pay on time.

How close to campus are you?

We are a 7 minute walk to campus

Do I need a guarantor?

Yes, you will need an approved guarantor. Your guarantor must be over the age of 25 and meet the requirements on our rental guidelines.

Do I need to put down a deposit?

If you are unable to obtain an approved guarantor you will need a deposit equal to 1 ½ installments of rent.

When is my first payment due?

Your first rental installment is due on or before July 15th. Your next installment will not be due until September 1st and will be due on the first of each month moving forward.

If I pay in full, do I get a discount?

We do not offer discounts for paying in full. However, you will have the peace of mind that your account is in good standing at all times!

Is parking available?

We offer general parking for $35 each month and reserved parking for $65 each month. All parking is covered garage parking.

What do I need to hook up my computer to the internet?

Our community is wired for WIFI at the time of move in. In order to connect your device you will set up an account with our provider. We also have community WIFI in our common areas.

What size are the beds?

We provide full size beds for all residents.

Will my apartment come fully furnished?

Yes, we provide all the basic furniture you need. Just bring your décor!

Am I able to bring my own furniture?

All of our units come fully furnished and we not able to store furniture for those who wish to bring their own.

What utilities are included in my monthly installment?

We provide the WIFI for all residents. Electricity, water/sewer, and trash are billed back to residents after being divided amongst roommates equally. These amounts will be paid to the office with your monthly rental installments.

When can I move in?

You may move in on the first day of your lease agreement. Please contact our leasing team if you have any questions about a move in date.

Am I required to have Renters Insurance?

We do require each resident to obtain a renter’s personal liability insurance policy which provides limits of liability to third parties in at least $100,000 per occurrence.

Will you send me a bill for each installment?

We do not send any invoices, but for your convenience, you can use our online resident portal to check your balance at any time. However, payment is due at the first of each month and is considered late after 11:59pm on the 2nd day of each month. All late payments will receive a $75 late fee.

What if I need to cancel my lease?

Leases are legal contracts for the said term. Residents are responsible for the entire term of the lease. You are able to find a replacement resident for a fee of $300. Please contact the leasing team for further details.
